The Four Seasons brand is growing at an incredible pace at the moment, with dozens of new properties in the pipeline. The luxury hotel brand has just opened its next major city hotel in the United States.

Four Seasons Minneapolis basics
The new Four Seasons Minneapolis is open for stays as of June 1, 2022. The hotel features 222 guest rooms and suites, all with unobstructed views of the Mississippi River. On top of that, the building has 34 residences. The hotel is located in the heart of the business district, at the corner of Hennepin and Washington Avenues.
Here are a few key facts about the new Four Seasons Minneapolis:
- The hotel features a destination restaurant serving Mediterranean cuisine plus a street-front cafe, both in partnership with Chef Gavin Kaysen
- On the fourth floor terrace, there’s an Italian restaurant led by Four Seasons Executive Chef Martin Morelli
- The hotel features a spa with six treatments rooms, a gym, and both an indoor and outdoor pool
Four Seasons Minneapolis rates & how to book
What are rates like at the Four Seasons Minneapolis? The lowest nightly rate I’m seeing is $400 per night, and rates go up from there. As you’d expect, rates differ seasonally, based on the day of the week, and based on what’s going on in town.
However, Four Seasons also often has special offers. For example, through October 31, 2023, the hotel is offering a third night free, bringing down the nightly rate to as little as $267 per night.
While this is Minneapolis’ most expensive hotel, as of now this is among the cheapest Four Seasons city properties in the United States. With the third night free pricing, I think this might actually be the single cheapest Four Seasons property in North America.
If you’re going to book this hotel (or any Four Seasons), you absolutely should book through a travel advisor who is affiliated with Four Seasons Preferred Partner. With this program, eligible travel advisors can add value to your stay without it costing you extra. They can add perks like complimentary breakfast (including via in-room dining), a hotel credit, an upgrade subject to availability, and more. For example, breakfast alone would cost a minimum of an extra $50 per day, and that doesn’t factor in all the extra perks.
Best of all, Four Seasons Preferred Partner can generally be combined with any rates you’ll find directly with Four Seasons. For what it’s worth, the upgrades through this program are also prioritized over upgrades through other programs, so you’ll want to use Preferred Partner over a program like Virtuoso or Amex Fine Hotels & Resorts. The Four Seasons Minneapolis is a cool addition
While Four Seasons doesn’t have a traditional loyalty program, personally I think it’s the only major hotel brand (with 100+ properties) that consistently provides a great customer experience. That has become more evident during the pandemic than ever before, since it’s a company that hasn’t cut services the same way as competitors.
There’s so much to love about Four Seasons, from the truly consistently great room design, to the amazing app, to the excellent fitness centers, to twice daily housekeeping, to employees that actually seem to enjoy their jobs. Of course that comes at a cost, though.
It’s especially cool to see Four Seasons open properties in a market like Minneapolis, where room rates are still (relatively) reasonable, and there aren’t many other luxury options. I’m curious to see how rates at this property evolve over time — I imagine it’ll by far be the city’s best property, but what are the highest rates that Minneapolis can sustain, especially for a 220+ room hotel?
Bottom line
The Four Seasons Minneapolis has opened as of June 2022, and is Minneapolis’ most luxurious property. While it’s priced higher than other hotels in the city, it’s still one of the most reasonably priced Four Seasons properties I’ve seen.
It’s always exciting to see new luxury hotel options added in markets that don’t historically have many five star hotels. While another luxury hotel in a place like London or Paris is great, it’s not exactly noteworthy in the same way.

I've lived in this part of town for 46 years. I love the area and feel perfectly safe walking down Hennepin and Washington. There are very nice restaurants as well as shops in the area. There is a Whole Food Store just across from the Four Seasons and a Starbucks at the other end of Hennepin. It is a very busy area with many families out walking their children and their dogs. Other independent lux hotels have tried in the MSP space, and usually change brands/ownership within a few years. Unfortunately the Minneapolis political climate is making downtown a hostile place for anyone to do business, and companies are fleeing as soon as they can post covid. It would not be surprising to see this place wind up a county subsidised homeless shelter in 5 years.

I’m sure The Four Seasons were too far in development when all hell broke loose in 2020 via BLM and defund the police (and is still breaking loose with violence daily/nightly). This hotel won’t make it simply because Minneapolis no longer (and never really did) has the caliber of clientele to support an upscale hotel like this. It really cheapens TFS brand to set up hotels in such second class cities. They need to continue to focus on cities like Boston where they have not one but two Four Seasons + a high rise Four Seasons residence.
The location for this type of property is far from optimal. I don't see it deserving that price point nor being economically viable for very long.

As for the Mayo Clinic 90 miles away in Rochester, they are building a uber luxury hotel (chain not yet identified) as part of an addition to one of the main clinic buildings. That will be home for the wealthy foreigners and celebrities coming to the clinic.
United Healthcare brings some mega players into MSP. Mayo Clinic is the #1 destination worldwide for speciality healthcare services - rich foreigners fly to Minnesota daily and will book this place up.
This is around 90 miles from Mayo Clinic. I don't see this being practical for anyone getting treated there.
Might be the only outdoor pool in the city. Will be nice to use for the 3 weeks out of the year its warm enough
Yeah, the irony of MSP. They don't even have all 4 seasons. They only have winter and almost winter.
I was a naysayer when FS opened an outlet in Baltimore but it seems to be doing well so I would think MSP could also support one.
I'm doubtful that Minneapolis can support the price point for this type of hotel. It's just not that kind of city.
